These terms explain the rules for using Orbitty’s land-discovery and listing platform. They are written to help users understand the service and its limits.
About Orbitty
Orbitty provides tools for publishing, discovering and communicating about land listings. Orbitty is not a broker, escrow service, registry, surveyor, legal adviser or transaction-completion service.
Accounts and eligibility
Use Orbitty lawfully and provide accurate account information. Sign-in is passwordless through a Supabase Magic Link. Keep access to your email account secure and tell us if you believe your Orbitty account is being used without permission.
Listings and seller responsibility
Sellers are responsible for the accuracy, legality and permissions supporting their listings, including price, availability, description, land use, photos and declared relationship to the land. A seller may state “Owner” or “Representative”; that is the seller’s declaration, not Orbitty verification.
Approximate map information
Published seller boundaries and map-calculated areas are approximate. They are not cadastral surveys, legal boundary evidence or a substitute for professional surveying or registry records.
Identity verification limitations
Where Orbitty shows “Identity verified,” Didit has verified human identity only. Orbitty does not verify land ownership, title, registry records, cadastral accuracy or seller authority.
Availability and information accuracy
Listings may be shown as Available, Confirmation due, Availability not recently confirmed, Sold, Leased or Withdrawn. These states reflect available information and seller updates; they are not a guarantee that a listing remains available or accurate.
Buyer due diligence and communications
Buyers must make their own enquiries and obtain any legal, technical, surveying, financial and other advice they need. Introductions and communications through Orbitty do not make Orbitty a party to a transaction or responsible for an outcome.
Listing activation and paid terms
Where offered, a listing may begin with either 7 days free with no card and no automatic charge, or 30 days free with a card followed by USD 10 per listing per month. Availability of these options can vary by listing flow. Client checkout completion does not itself activate a listing: activation depends on signed Stripe reconciliation.
Restricted listings and moderation
Orbitty may moderate content and mark a listing as “Restricted by Orbitty.” Moderation is not a statement that any land, listing or person has been legally or technically verified.
Acceptable use and intellectual property
Do not misuse the service, interfere with its operation, scrape it, upload unlawful content or use another person’s account. You retain responsibility for content you provide and must have the rights needed to provide it. Orbitty and its service materials are protected by applicable intellectual-property rights.
Third-party services
Orbitty uses third-party services, including map services and, where applicable, Supabase, Didit and Stripe. Their services and terms may apply independently.
Disclaimers and limits
Orbitty provides the platform on an “as available” basis. To the extent permitted by applicable law, Orbitty does not promise that listings, boundaries, areas, availability, map information or third-party services will always be complete, current or error-free. Nothing here limits rights that cannot lawfully be limited.
Changes and feedback
We may update these terms as Orbitty evolves. The latest version will be posted here. You can use the Send product feedback control on Discover to share feedback; sending is available only when Orbitty has configured a supported destination.
