Our role

Orbitty provides technology for publishing, discovering, saving and enquiring about land. We are not a real-estate broker, agent, conveyancer, surveyor, valuer, title authority, escrow provider, lender, investment adviser, tax adviser or legal adviser. We do not hold land-purchase deposits, transfer title or complete property transactions.

Orbitty is operated by Ancu Labs FZE LLC, a free zone establishment registered with Sharjah Publishing City Free Zone Authority, licence 4415153.01, formation 4415153. Our registered address is Business Centre, Sharjah Publishing City Free Zone, Sharjah, United Arab Emirates.

Know the source

Descriptions, prices, availability, claimed land uses and seller roles ordinarily come from the seller. Areas derived from drawn boundaries are estimates. Third-party maps and imagery are context, not title evidence. Read the listing’s source and status information and ask about uncertainty. An identity result concerns a person; Orbitty Active concerns platform access.

Before committing

Arrange independent checks appropriate to the location and intended use. At a minimum consider:

  • Seller identity and actual authority; all owners and anyone whose consent is needed.
  • Current title/registry record, tenure, mortgages, liens, easements and disputes.
  • A professional boundary survey and legally meaningful area measurement.
  • Lawful road access, rights of way, water, drainage, electricity and other services.
  • Zoning, planning, agricultural-use limits, subdivision and building permissions.
  • Environmental, flood, contamination, conservation and protected-land restrictions.
  • Foreign ownership, residency, citizenship and other purchase or leasing eligibility.
  • Purchase taxes, ongoing charges, legal costs and any professional or agent fees.
  • The written sale or lease contract, payment recipient, fraud checks and independent legal advice.

Money and urgency

Orbitty does not take land deposits or settle a purchase. Independently verify any payment recipient and instructions using a trusted channel. Do not send money because someone claims a listing is verified or says an urgent payment is required by Orbitty. Report suspicious contact through Support → Abuse.

Errors and disputes

Use the listing report route or Support for a material error, unauthorised listing, privacy issue or boundary concern. Include the canonical listing link and explain the issue without uploading unnecessary personal information. Orbitty can review publication but cannot adjudicate title or replace a court, registry or surveyor.
