Terms of Use Version: 2026-10-08.v1 · Language: en Effective: 2026-10-08T00:00:00+04:00 · Updated: 2026-10-08 SHA-256: 9ceff671e6b218945f8a330d3449f118d3b773b0b29b502dc36111dc6ee0c34f The rules for using Orbitty, the responsibilities we each have, and the limits of a land-discovery platform. 1. Your agreement with Orbitty Orbitty is operated by Ancu Labs FZE LLC, a free zone establishment registered with Sharjah Publishing City Free Zone Authority, licence 4415153.01, formation 4415153. Our registered address is Business Centre, Sharjah Publishing City Free Zone, Sharjah, United Arab Emirates. These Terms govern access to Orbitty. Creating an account or taking an action that expressly asks you to accept them forms an agreement with the operator. The Seller Terms, Listing Standards and Fees Policy also apply when you use the corresponding services. Our Privacy Notice explains processing of personal data; acknowledging it is not blanket consent to all processing. 2. Eligibility and account security You must be at least 18 and have legal capacity to enter this agreement. If a higher contracting age applies to you, you must meet it. A person using Orbitty for a business must have authority to bind it. We may restrict services by jurisdiction and may request proportionate evidence of eligibility. A listing does not establish that you may buy, lease or develop the land. Keep account information accurate, protect your sign-in methods and report suspected misuse through Support. Do not share access, impersonate others or transfer control outside our supported procedures. Losing an email address does not establish a right for another person to take over the account; recovery is subject to security review. 3. What Orbitty does Orbitty provides technology for publishing, discovering, saving and enquiring about land. We are not a real-estate broker, agent, conveyancer, surveyor, valuer, title authority, escrow provider, lender, investment adviser, tax adviser or legal adviser. We do not hold land-purchase deposits, transfer title or complete property transactions. No agency, partnership, fiduciary or brokerage relationship is created by a listing, enquiry, fee or identity check. Any land transaction is between the relevant parties under their own agreement. We do not promise a sale, enquiry, investment return, financing or legal eligibility. 4. Listing, map and identity information Listings are supplied by sellers. Prices, availability, rights, land uses, access and descriptions may change or be inaccurate. Public seller boundaries and map-calculated areas are approximate; they are not cadastral surveys, title records or professional measurements. Imagery and third-party mapping may be outdated or incomplete. Confirm important information independently. An identity status concerns the person checked within the scope of that process. It does not verify land ownership, title, authority to sell, permits, boundaries or quality. Orbitty Active concerns platform listing access and is not any kind of verification. Moderation does not amount to legal approval. 5. Your responsibilities Use Orbitty lawfully and exercise reasonable care. Before committing to land, check the seller’s authority, title, boundaries, access, zoning, planning, environmental restrictions, services, tax and your own eligibility with relevant registries and qualified professionals. Do not treat platform information as professional advice. Do not upload unlawful, fraudulent, discriminatory, infringing or misleading material; expose another person’s private data; send spam; harass anyone; bypass security or access restrictions; introduce malware; or harvest private contacts. Automated access must follow our published developer rules and must not disrupt the service. The Listing Standards give additional rules. 6. Content and intellectual property You retain ownership of content you submit. You confirm you have the rights and permissions needed to submit it, including from identifiable people. You grant Orbitty a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, resize, display and distribute that content as needed to operate the service and its user-initiated sharing features. This does not permit us to sell your personal contact details or use your identity to imply endorsement. The licence lasts while the content is used in the service and for limited backup, evidence and legal-retention purposes afterwards. Existing third-party shares may remain outside our control. Separate promotional uses beyond ordinary listing display require appropriate rights and choices. Orbitty branding, software and original service materials belong to their respective rights holders. You may use them only as permitted by law or our written permission. 7. Enquiries and external services An enquiry may create an Orbitty record and, where you choose an available external channel, share the details shown to you with the recipient or open that service. Check the preview before proceeding. We cannot guarantee a response or the conduct of another user. Never send land-purchase money to Orbitty. Maps, identity checks, hosted payments and external messaging are supplied by independent providers. Their applicable terms and privacy notices govern their services. We remain responsible for our own obligations and explain relevant data sharing in our Privacy Notice. 8. Platform fees Browsing and paid listing services have different terms. Before payment we show the applicable platform fee, currency, service period, renewal and cancellation information. Only the clearly disclosed platform service is being purchased. The Fees, Cancellation and Refund Policy applies; mandatory consumer rights remain intact. 9. Review, suspension and termination We may investigate reports, request corrections, limit distribution, remove content or suspend access where reasonably necessary to address illegality, fraud, security, serious breaches, overdue fees or an unavailable jurisdiction. We aim to give a reason and a route to appeal unless law, security or protection of another person prevents disclosure. Urgent action may precede notice. You may stop using Orbitty and request account closure through Support. Unpublishing a listing or closing an account does not automatically cancel a recurring subscription; use the billing cancellation route as well. Obligations relating to accrued fees, content rights, lawful evidence retention and disputes survive as needed. We do not confiscate mandatory refund rights because an account ends. 10. Availability and responsibility We take reasonable care in operating Orbitty, but cannot guarantee uninterrupted access or that every third-party statement is correct. Subject to rights that cannot be excluded, the service and third-party information are supplied as available without a guarantee of fitness for a particular land transaction. Nothing in these Terms excludes liability for fraud, wilful misconduct, death or personal injury where it cannot be excluded, our mandatory consumer obligations, or other liability that the law does not permit us to limit. For consumers, we remain responsible to the extent required by applicable law for foreseeable loss caused by our breach. You should take reasonable steps to avoid unnecessary loss. For business users only, and to the extent lawful, we exclude indirect or consequential loss and loss of profit, opportunity or business arising from use of the platform. Our aggregate liability arising from the service in any 12-month period is limited to the greater of the platform fees that business paid us during that period and USD 100. This limit does not apply to the non-excludable matters above. 11. Business content claims If you use Orbitty for business, you are responsible for reasonable, evidenced third-party losses and costs caused by your unlawful content, infringement, lack of authority to list or deliberate misuse. This obligation applies only to the extent caused by your conduct and does not cover our own breach or negligence. We will notify you where practicable, allow reasonable participation in the defence, and not settle a claim at your expense without your agreement, not unreasonably withheld. 12. Complaints and applicable law Please first raise disputes through Support so we can try to resolve them. These Terms are governed by the laws of the United Arab Emirates as applicable in the Emirate of Sharjah. The competent courts of Sharjah have jurisdiction, except where mandatory law gives you a right to bring a claim in another court or requires another procedure. Nothing removes the mandatory consumer protections or regulator complaint rights available in your country of residence. 13. Changes, notices and records We identify each published version and keep a version archive. We will give reasonable notice of material contractual changes through the service or available account contact, and request a new affirmative acceptance where required for the affected action. Urgent changes needed for law or security may take effect sooner with an explanation where lawful. Changes do not retrospectively alter an accrued claim or a purchased period without a lawful basis. Electronic acceptance records identify the text, version, time, account and relevant action. You can download a copy from the legal document page. English is the authoritative language of this version; mandatory local-language rights prevail. If a provision is unenforceable, the remaining provisions continue to the extent lawful. Delay in enforcing a right is not a waiver. We may transfer the service only consistently with your rights and applicable data-protection duties. 14. Contact Contact us through the Support form, selecting the relevant category. You can use it without signing in. For formal written notices, you may also write to our registered address. Include a safe way to reply and the relevant listing or case reference; do not send passwords, one-time codes or full payment-card details.
