Seller Terms and Listing Agreement Version: 2026-10-21.v1 · Language: en Effective: 2026-10-21T00:00:00+04:00 · Updated: 2026-10-21 SHA-256: 8cbcb92b39c3d0e04356caa8c8456f3c048b7e160c09f093e40c9ccdd74bd55e Your agreement for publishing land on Orbitty, including authority, accuracy, permits, content rights and platform fees. 1. Parties and scope Orbitty is operated by Ancu Labs FZE LLC, a free zone establishment registered with Sharjah Publishing City Free Zone Authority, licence 4415153.01, formation 4415153. Our registered address is Business Centre, Sharjah Publishing City Free Zone, Sharjah, United Arab Emirates. These Seller Terms supplement the Terms of Use. They apply to anyone submitting or managing a listing, including private sellers, authorised representatives, businesses, brokers and developers. You must affirmatively accept the current Seller Terms before publication and give a separate declaration for each publish or republish action. Privacy information is provided separately. The Professional Seller Addendum applies when you act commercially. 2. Capacity, role and authority You must have legal capacity and authority to act for yourself and any named business. Select your true role, keep business and contact details current, and do not imply that a role selection, company membership or identity check proves ownership. You are responsible for having current permission from everyone whose authority is required to advertise or communicate about the land. You remain responsible for establishing ownership, title, saleability, agency authority and any restrictions on use or transfer. Orbitty does not verify those matters by allowing an account, draft, listing or payment. You must provide proportionate evidence to a lawful review when requested and must stop listing if your authority ends. 3. Jurisdiction and permits Comply with the laws where the land is located and where you advertise or operate. Obtain all required advertising approvals, licences, registrations and permissions before publication. Supply accurate permit identifiers and validity information when required, and do not reuse a permit for unrelated land. Required public identifiers may be displayed. Seller publication, enquiries and payment may be unavailable in a jurisdiction pending review. Entering a permit number does not override a restriction or establish regulator approval. Inform us promptly when a required permit expires, is suspended or changes, and unpublish when continuing to advertise would be unlawful. 4. Complete and current information Describe the land, location, tenure or interest offered, price, currency, availability and your relationship to it accurately to the best of your knowledge. Disclose material restrictions or uncertainty; do not invent access, utilities, planning permission, development potential or buyer eligibility. Do not use a misleading token price, fake urgency, duplicate spam or guaranteed-return claims. Public seller boundaries and map-calculated areas are approximate. They do not replace a cadastral survey, title plan or registry evidence. Do not draw an intentionally misleading polygon, hide a known dispute or represent a map measurement as a professional survey. Keep the listing’s status current, including sold, leased, withdrawn or unavailable land. Reconfirm availability when asked. 5. Media and content permissions Upload only photos, plans, descriptions and other material you own or are authorised to use for this purpose. Respect map and imagery licensing. Remove unnecessary personal data and do not publish identity documents or third-party contact details without a lawful basis. You grant the limited operational content licence in the Terms of Use, including resizing, public display and user-requested sharing. Tell us promptly of an infringement or privacy concern. We may normalise, resize, quarantine or remove media to protect the service. Public derivatives may omit metadata. Publication cannot guarantee removal of copies made independently by search engines or other people. 6. Enquiries and personal data Buyer names, contact details and private messages are disclosed only to a currently authorized recipient who has their own valid personal identity verification and eligible Orbitty Active access for the listing. Enquiries may be received while these requirements are pending and may be disclosed later when they are met, only while the record remains retained under this notice and any applicable privacy restriction. Deleted enquiries are not restored. A verified company owner does not confer personal identity verification on employees. Use enquiry details only to respond to the person’s request and for other uses supported by an independent lawful basis. Do not add enquirers to marketing lists without valid permission. Protect contact details, use appropriate access controls and delete information you no longer need. You may have your own controller obligations when processing enquiries for your business. Respond honestly and do not impersonate Orbitty, request payments to Orbitty for land, send malware or pressure a person to avoid their own due diligence. An introduction is not a representation that a buyer can legally buy or that either party is trustworthy. 7. Review, publication and continuing obligations A saved draft or submission is not a promise of publication. We may request corrections, review permits, restrict publication, remove content or suspend accounts under our policies. Review and identity checks are limited to their stated scope. They do not certify title, survey, value, quality, authority or legal compliance. Publication and commercial access are separate states. Availability reconfirmation, moderation, country rules, expired credentials or unpaid fees may change visibility. Keep your own authorised records and copies; Orbitty is not a title-document repository. Use Support → Appeal to challenge a decision and include the reference and relevant evidence. Eligible Standard listings can publish without personal identity verification and receive enquiries. Active may also start before verification and provide its eligible non-sensitive commercial benefits. Personal identity verification is a separate condition for identifiable lead access and public Network trust. Payment, publication and identity verification do not establish ownership or seller authority. 8. Fees, renewal and cancellation Orbitty Standard publication is free for eligible listings. Orbitty Active normally costs USD 10 per listing per month; applicable taxes, the selected service period and renewal terms are shown before commitment. One main introductory Orbitty Active trial is available per seller account across that seller’s listings: choose either seven days without a card or automatic charge, ending automatically, or 30 days with a payment method followed by USD 10 per listing per month unless cancelled. The offers cannot be combined or redeemed consecutively. Creating more listings or Network profiles does not reset eligibility. Publishing Standard does not consume a trial; a still-eligible offer may be selected later. Only the offer expressly selected applies. Card-based recurring billing continues until cancelled under the disclosed schedule. A no-card introduction does not authorise later charging. Unpublishing or losing access to an account does not itself cancel a subscription: use the available billing portal or Support → Billing. The Fees Policy governs cancellation and refunds, subject to mandatory consumer rights. Verification does not pause, restart or extend a trial. Starting Active does not complete identity verification or grant identifiable lead access before both requirements are satisfied. Legitimately issued historical grants remain valid on their original terms; paid Network credits and separately approved complimentary access are distinct from introductory trials. 9. No brokerage, transaction or outcome promise Orbitty provides technology for publishing, discovering, saving and enquiring about land. We are not a real-estate broker, agent, conveyancer, surveyor, valuer, title authority, escrow provider, lender, investment adviser, tax adviser or legal adviser. We do not hold land-purchase deposits, transfer title or complete property transactions. A fee purchases the stated platform access, not verification, enquiries, sale, ranking guarantees or legal approval. Orbitty does not collect land deposits or hold transaction funds for you. Your own agreement with the other party governs a land transaction. 10. Responsibility and claims You are responsible for losses you cause through unlawful content, lack of authority, false statements or misuse, to the extent permitted by law. The business-user claim, liability and non-excludable-rights provisions of the Terms of Use apply. Nothing removes a consumer right or excuses Orbitty’s own non-excludable responsibility. Notify us promptly of a claim relating to content you supplied. 11. Ending the service, records and changes You may unpublish through available listing controls and request account closure. Cancel recurring billing separately. We may retain limited agreement, billing, safety and dispute evidence for lawful purposes after removal. We do not promise immediate deletion of provider or backup copies. Material Seller Terms changes carry a new version. A seller may need to accept the current version before their next affected publish or republish action; prior acceptance remains evidence of the previous agreement. Accrued rights and mandatory protections are preserved. UAE law as applicable in Sharjah and the dispute protections in the Terms of Use apply. English is the authoritative language subject to mandatory local rights. 12. Notices and support Contact us through the Support form, selecting the relevant category. You can use it without signing in. For formal written notices, you may also write to our registered address. Include a safe way to reply and the relevant listing or case reference; do not send passwords, one-time codes or full payment-card details.
